Terms of Service

By creating an account or using any part of the Egret Property Intelligence platform, you agree to be legally bound by these Terms of Service. If you do not agree, do not use this service.

§1 Parties and Acceptance

These Terms of Service ("Terms") constitute a legally binding agreement between Patent Robot LLC ("Egret," "we," "us," or "our"), located at 205 Tranquility Cv, Altamonte Springs, FL 32701, and you, the individual or entity accessing or using our property intelligence platform, reports, and related services (collectively, the "Service").

By registering for an account, clicking "Create Account," submitting payment, or otherwise accessing the Service, you represent that you are at least 18 years of age, have the legal capacity to enter into a binding contract, and agree to these Terms in their entirety.

We may revise these Terms at any time. If we make material changes, we will notify you by email or by displaying a notice in the Service. Your continued use of the Service following notice of changes constitutes acceptance of the revised Terms.

§2 Description of Service

Egret Property Intelligence is a property intelligence and due diligence platform that aggregates publicly available records — including but not limited to property appraiser data, building permits, code enforcement actions, deed records, flood zone designations, sex offender registry data, and environmental records — to generate structured Property Dossier reports for properties located in Orange and Seminole Counties, Florida.

The Service incorporates artificial intelligence and automated analysis tools to synthesize aggregated data and produce narrative summaries and issue flags ("AI Analysis"). AI Analysis is generated by large language models and is subject to the limitations described in §7 below.

The Service is intended solely as a research and due diligence aid for individuals conducting personal property research. It is not a licensed home inspection, appraisal, title search, environmental assessment, legal service, financial advisory service, or consumer report as defined under the Fair Credit Reporting Act.

§3 FCRA Non-Consumer Reporting Agency Disclosure

🚫 Important Permitted Use Restriction
The Service is NOT a consumer reporting agency as defined by the Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.) ("FCRA"). Reports generated by the Service are NOT "consumer reports" under the FCRA.

You may not use the Service or any report generated by the Service for any of the following purposes:

  • Evaluating a person's eligibility for consumer credit or credit insurance
  • Tenant screening or rental housing eligibility determinations
  • Employment background screening or hiring decisions
  • Insurance underwriting decisions
  • Any other purpose regulated by the FCRA
  • Any purpose that would cause Egret to be deemed a consumer reporting agency

The Service is designed and intended solely for property research purposes — specifically, to assist buyers, investors, and researchers in evaluating the physical and regulatory characteristics of real property. Any use beyond this scope is a material breach of these Terms.

§4 Accounts, Registration, and Security

You must provide accurate and complete information when creating an account. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

You agree to notify us immediately at [email protected] of any unauthorized use of your account. We are not liable for losses arising from unauthorized access to your account that results from your failure to safeguard your credentials.

You may not create accounts using false identities, share your account credentials with others, or register multiple accounts to circumvent plan limits. We reserve the right to suspend or permanently terminate any account, with or without notice, for violations of these Terms or for any other reason in our sole discretion.

§5 Plans, Payments, and Refunds

Subscription Plans

The Service is offered under several pricing plans as described on our pricing page. Plan details, including the number of searches included and pricing, are subject to change with reasonable notice. Current plan details govern your subscription until renewal or plan change.

Free Trial

New accounts receive one (1) complimentary Property Dossier report ("Free Trial"). The Free Trial is provided once per person and once per email address. Attempting to circumvent this limit through multiple account registrations is a violation of these Terms.

Billing and Auto-Renewal

Paid subscription plans are billed in advance on a recurring basis. By subscribing, you authorize us to charge your payment method on file at the applicable renewal date. You may cancel your subscription at any time through your account settings; cancellation takes effect at the end of the current billing period. We use Stripe, Inc. as our payment processor; your payment information is handled pursuant to Stripe's terms and is not stored on our servers.

No Charge for Failed Searches

You will not be charged for a search that fails to return a property record (i.e., "address not found" result) or for searches that result in a pipeline error. Charges apply only when a completed Property Dossier report is successfully delivered.

Refunds

All charges are non-refundable except as required by applicable law or as we may elect in our sole discretion in exceptional circumstances. If you believe you were charged in error, contact us within 30 days at [email protected].

§6 Permitted and Prohibited Uses

Permitted Uses

Subject to these Terms, you may use the Service to:

  • Research publicly available property records for properties you are considering purchasing, investing in, or otherwise evaluating for legitimate personal or commercial real estate purposes
  • Generate and retain Property Dossier reports for your own internal research use
  • Share individual reports with licensed real estate professionals, attorneys, or other advisors working on your behalf regarding a specific property

Prohibited Uses

You may not:

  • Reproduce, resell, redistribute, sublicense, or commercially exploit any report or data generated by the Service without our prior written consent
  • Use automated tools, bots, scrapers, or scripts to access the Service or generate reports in bulk
  • Attempt to reverse-engineer, decompile, or extract the underlying data pipelines, algorithms, or AI prompts of the Service
  • Use the Service in any manner that violates applicable federal, state, or local law
  • Use sex offender registry data displayed in any report to harass, threaten, surveil, or contact any registered individual
  • Use the Service in connection with any unlawful discrimination on the basis of race, color, national origin, religion, sex, familial status, or disability in connection with any real estate transaction (Fair Housing Act)
  • Attempt to use the Service to identify, target, or compile profiles of private individuals for purposes unrelated to legitimate real property due diligence

§7 AI Analysis — Specific Limitations

AI Content Disclosure
Property Dossier reports include narrative analysis, issue flags, and risk ratings generated by artificial intelligence language models. This content may contain errors, omissions, and inaccuracies.

AI-generated content within reports:

  • Is produced by large language models that can generate plausible-sounding but factually incorrect statements ("hallucinations")
  • Synthesizes structured data provided to the model and may mischaracterize or misweight that data
  • Does not independently verify or access source documents
  • Reflects the underlying public records data, which may itself be incomplete, outdated, or erroneous
  • Is not the opinion of a licensed professional and does not constitute legal, appraisal, inspection, or investment advice

The risk rating and issue severity classifications assigned by the Service are algorithmic outputs for organizational purposes only. They are not professional assessments and should not be relied upon as such.

You must independently verify all AI-generated findings through primary sources, licensed inspectors, attorneys, or other qualified professionals before making any financial or legal decision.

§8 Data Sources, Accuracy, and Limitations

The Service aggregates data from third-party public sources including, but not limited to: the Orange County Property Appraiser (OCPA), Seminole County Property Appraiser, the Florida Department of Environmental Protection (FDEP), the Florida Department of Law Enforcement (FDLE), FEMA National Flood Insurance Program data, Orange County and municipal building permit and code enforcement databases, and the National Register of Historic Places.

We do not control the accuracy, completeness, or timeliness of data maintained by these third parties. Public records may contain errors, may not reflect recent changes, and may be subject to correction or amendment by the originating agency. The absence of a record in any data source does not mean a condition does not exist — it may mean the condition has not been recorded, reported, or made publicly available.

Sex Offender Registry Data

Sex offender and sexual predator data is sourced from the Florida Department of Law Enforcement's public sex offender registry. This data is provided for informational purposes only as a public safety reference. Registration status can change within 48 hours of a registrant's address change. For the most current and complete information, consult the official FDLE registry at offender.fdle.state.fl.us. To report an inaccuracy in FDLE registry data, contact FDLE Enforcement and Investigative Support at 1-888-357-7332 or [email protected].

Flood Zone Data

Flood zone designations are sourced from FEMA National Flood Insurance Program maps. Flood maps are periodically updated and may not reflect current conditions. Consult a licensed flood insurance agent and FEMA's current Flood Insurance Rate Map (FIRM) before making any flood-related decision.

§9 No Professional Services; Not a Substitute for Inspection

The Service provides property research assistance only. Nothing in any Property Dossier report, AI Analysis, or other Service output constitutes or should be construed as:

  • A licensed home inspection or structural assessment
  • A real property appraisal by a licensed appraiser
  • A title examination, title insurance commitment, or title opinion
  • Environmental site assessment (Phase I or Phase II)
  • Legal advice of any kind
  • Investment, financial, or mortgage advice
  • Insurance advice

Prior to any real property purchase or lease, you should engage licensed professionals including but not limited to a licensed home inspector, structural engineer, licensed real estate attorney, title insurance company, and licensed appraiser, and obtain all disclosures required under Florida law including those required by Florida Statute § 689.261.

§10 Intellectual Property

The Service, including the Property Dossier data aggregation methodology, CapsuleBuilder pipeline, issue classification system, and AI analysis engine, is the intellectual property of Patent Robot, LLC. Patent applications are pending. All rights are reserved.

You may not reproduce, republish, reverse-engineer, or create derivative works from the Service's methodology, code, or proprietary processes without our express written consent.

Property Dossier reports generated for your account are licensed to you for your personal, non-commercial research use only. You retain no ownership interest in the underlying data, software, or methodology.

§11 Disclaimer of Warranties

THE SERVICE IS PROVIDED "AS IS," "WITH ALL FAULTS," AND "AS AVAILABLE." TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, PATENT ROBOT LLC EXPRESSLY DISCLAIMS ALL WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE, INCLUDING WITHOUT LIMITATION ANY IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY OF DATA, TITLE, AND NON-INFRINGEMENT.

Patent Robot LLC does not warrant that: (a) the Service will be uninterrupted, error-free, or free of harmful components; (b) any data, report, or AI Analysis will be accurate, complete, current, or reliable; (c) any defects in the Service will be corrected; or (d) the Service will meet your requirements or expectations.

You assume all risk associated with your use of the Service and any decisions made in reliance on Service output.

§12 Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL PATENT ROBOT LLC, ITS OFFICERS, DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES, INCLUDING WITHOUT LIMITATION DAMAGES FOR LOSS OF PROFITS, GOODWILL, USE, DATA, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

IN NO EVENT SHALL PATENT ROBOT LLC'S AGGREGATE LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATING TO THE SERVICE EXCEED THE GREATER OF: (A) THE TOTAL AMOUNT YOU PAID TO PATENT ROBOT LLC IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM; OR (B) ONE HUNDRED DOLLARS ($100.00).

Some jurisdictions do not allow the exclusion of certain warranties or the limitation of liability for certain types of damages. In such jurisdictions, our liability shall be limited to the greatest extent permitted by applicable law.

§13 Indemnification

You agree to defend, indemnify, and hold harmless Patent Robot LLC and its officers, directors, employees, contractors, and agents from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or relating to: (a) your use of the Service; (b) your violation of these Terms; (c) your violation of any third party's rights; or (d) any claim that your use of the Service caused damage to a third party.

§14 Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of laws provisions. Any legal action or proceeding arising out of or relating to these Terms or the Service shall be brought exclusively in the state or federal courts located in Orange County, Florida, and you hereby consent to the personal jurisdiction of such courts.

Any dispute, claim, or controversy arising out of or relating to these Terms shall be resolved by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, except that either party may seek injunctive or other equitable relief in any court of competent jurisdiction. You waive any right to participate in a class action lawsuit or class-wide arbitration.

§15 Miscellaneous

Entire Agreement

These Terms, together with our Privacy Policy and any applicable plan-specific terms, constitute the entire agreement between you and Patent Robot LLC regarding the Service and supersede all prior agreements and understandings.

Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.

Waiver

Our failure to enforce any provision of these Terms shall not constitute a waiver of our right to enforce that provision in the future.

Assignment

You may not assign your rights or obligations under these Terms without our prior written consent. We may assign our rights and obligations without restriction.

Our Commitment
Egret Property Platform collects only what is necessary to operate the Service. We do not sell your personal information to third parties. We do not serve advertisements. We do not use your search history to build advertising profiles.

§1 Scope and Identity of Controller

This Privacy Policy describes how Patent Robot LLC ("Egret," "we," "us," or "our") collects, uses, stores, and shares personal information when you use our website at egretproperty.com and related services (collectively, the "Service").

This Policy applies to all users of the Service. By using the Service, you agree that your information will be handled as described here. Privacy disputes are subject to the Terms of Service, including any applicable limitations on damages.

§2 Information We Collect

Information You Provide

  • Account registration: email address and password (stored as a one-way cryptographic hash; we never store your plaintext password)
  • Search queries: property addresses you enter into the Service
  • Payment information: billing is processed by Stripe, Inc.; we do not store credit card numbers or full payment card data on our servers; we receive and store a Stripe customer ID, plan type, and transaction status
  • Communications: any email correspondence you send to us, including support requests
  • Password reset: if you request a password reset, we generate and store a time-limited reset token associated with your email address

Information Collected Automatically

  • Search and report history: we log each property search you conduct, including the address queried, county, timestamp, success or failure status, and whether a search credit was charged
  • Saved reports: completed Property Dossier reports (including PDF copies where generated) are stored and associated with your account for retrieval via your account history
  • Session data: the Service uses server-side session state to maintain your login; this is managed by our hosting infrastructure and does not use third-party tracking cookies
  • Server logs: our hosting provider (Railway) may collect standard server access logs including IP addresses, request timestamps, and HTTP status codes as part of normal infrastructure operation

Information We Do Not Collect

  • We do not collect browsing history or behavioral data for advertising purposes
  • We do not use third-party advertising trackers or analytics pixels
  • We do not collect sensitive personal information such as government ID numbers, financial account numbers, or health information
  • We do not knowingly collect personal information from children under the age of 13

§3 How We Use Your Information

We use the information we collect for the following purposes:

  • Service delivery: to process your property searches, generate and store Property Dossier reports, and make reports available in your account history
  • Account management: to create and maintain your account, authenticate your login sessions, process subscription changes, and handle password resets
  • Billing: to manage your subscription plan, track search credits, charge fees through Stripe, and handle billing inquiries
  • Service improvement: to monitor platform performance, diagnose errors, and improve the reliability and accuracy of our data pipelines; we do not use your specific search queries for model training without your explicit consent
  • Legal and safety compliance: to detect and prevent fraud, abuse, or Terms violations; to comply with applicable law; and to respond to legal process
  • Communications: to send transactional emails (account creation, password reset, billing receipts); we will only send promotional communications with your opt-in consent

§4 How We Share Your Information

We do not sell your personal information. We share your information only in the following circumstances:

Service Providers

We share information with third-party vendors who help us operate the Service under confidentiality obligations:

  • Stripe, Inc. — payment processing; subject to Stripe's Privacy Policy at stripe.com/privacy
  • Railway Corp. — cloud hosting and infrastructure; your data resides on Railway's servers
  • Anthropic, PBC — AI language model API used to generate narrative analysis within reports; property data included in API requests is subject to Anthropic's API usage policies; we do not transmit your personal account information (name, email) to Anthropic
  • Gmail SMTP — used solely for transactional account emails
  • Cloudflare, Inc. — used as a data processor to provide website performance, security, and availability services. Cloudflare may process certain technical data about your visit, including your IP address and browser metadata, to deliver these services.   • Legal Requirements

    We may disclose your information if required to do so by law, subpoena, court order, or governmental authority, or if we believe disclosure is necessary to protect our rights, your safety, or the safety of others.

    Business Transfers

    In the event of a merger, acquisition, bankruptcy, or sale of all or substantially all of our assets, your information may be transferred as part of that transaction. We will notify you via email or a prominent notice on our website prior to such a transfer.

    With Your Consent

    We may share information with third parties when you have explicitly consented to such sharing.

§5 Data Retention

We retain your personal information for as long as your account is active or as necessary to provide the Service. Specifically:

  • Account data (email, hashed password, plan details): retained until you delete your account
  • Search history and reports: retained in your account until you delete individual reports or delete your account; you may delete reports at any time from your account history page
  • Server and access logs: retained by our hosting provider per their standard retention policies (typically 30–90 days)
  • Billing records: retained for seven (7) years as required by applicable tax and financial record-keeping obligations
  • Password reset tokens: expire automatically within 24 hours of generation

Upon account deletion, we will delete or anonymize your personal information within a reasonable period, except where retention is required by law or legitimate business purposes (e.g., billing dispute records).

§6 Your Rights and Choices

You have the following rights with respect to your personal information:

  • Access and correction: you may review and correct your account information at any time through your account settings
  • Deletion: you may delete individual saved reports from your account history page, or request deletion of your entire account by contacting us at [email protected]
  • Export: you may request a copy of the personal data we hold about you by contacting us at the email address above; we will respond within 30 days
  • Opt-out of marketing: if we ever send promotional communications, you may opt out at any time via the unsubscribe link in any such email; note that we will continue to send transactional/service emails regardless of marketing opt-out
  • Account cancellation: you may cancel your subscription at any time through your account settings page

To exercise any of the above rights, contact us at [email protected]. We may need to verify your identity before processing requests.

§7 Security

We implement commercially reasonable technical and organizational measures to protect your personal information, including:

  • Passwords are stored as one-way cryptographic hashes (bcrypt or equivalent); we cannot retrieve your plaintext password
  • Data transmitted between your browser and our servers is encrypted using TLS (HTTPS)
  • Access to production databases is restricted to authorized personnel
  • Payment card data is handled exclusively by Stripe and never passes through or is stored on our servers

No method of transmission over the Internet or method of electronic storage is 100% secure. We cannot guarantee absolute security. In the event of a data breach that is likely to result in risk to your rights and freedoms, we will notify you as required by applicable law.

§8 Cookies and Tracking

The Service uses a minimal session cookie solely to maintain your authenticated login state. This cookie is:

  • A first-party, session-scoped cookie set by our application server
  • Not used for advertising, cross-site tracking, or behavioral profiling
  • Not shared with third-party advertisers

We do not use Google Analytics, Meta Pixel, or other third-party behavioral tracking tools.

You may disable cookies in your browser settings; doing so will require you to log in each session.

§9 Third-Party Data Sources

Our reports display information sourced from government and third-party public databases. That information concerns real property, not your personal data. However, to the extent any report contains the name of a property owner or registrant sourced from a public record, such information is republished under the applicable public records laws of the State of Florida (Chapter 119, Florida Statutes) and is not personal information we have independently collected about you.

We are not responsible for the privacy practices of the government agencies and public databases from which we source property data. Links to FDLE, OCPA, and other government resources in our reports are provided for reference only.

§10 Children's Privacy

The Service is not directed to individuals under the age of 13, and we do not knowingly collect personal information from children under 13. If we become aware that we have inadvertently collected personal information from a child under 13, we will promptly delete it. If you believe we have collected such information, please contact us at [email protected].

§11 Changes to This Policy

We may update this Privacy Policy from time to time. If we make material changes, we will notify you by email to the address associated with your account or by displaying a prominent notice in the Service at least 14 days before the change takes effect. Your continued use of the Service after the effective date constitutes acceptance of the updated Policy.
