Using Egret
What is Egret Property Intelligence?
Egret is a Florida property research platform that pulls together public records — permits, code enforcement history, court filings, environmental data, flood zone determinations, historical maps, and more — into a single, plain-English property dossier. It's built for anyone with a question about a property: buyers, renters, neighbors, travelers booking a short-term rental, or investors screening a list of addresses.
How do I run a search?
Create a free account, enter the address you want to research, and Egret pulls the available public records for that property and generates a report. Your first search is free; every account starts with no cost and no commitment.
How long does a report take?
Most reports are ready in minutes. Because Egret is pulling live data from county and state sources rather than a pre-built database, exact timing can vary slightly depending on how many sources are queried for a given address.
Can I use Egret to screen a rental listing or a short-term rental before I book?
Yes. Renters and travelers are one of Egret's core audiences. You can run a report on any rental listing or short-term rental address to check permit history, code enforcement activity, and other public-record flags before signing a lease or booking a stay.
Can landlords use Egret to screen tenants?
No. Egret is a property research tool, not a tenant screening service, and it is not designed or intended for that use.

How much does a report cost?
Creating an account and running your first search is free. After that, reports are $5 each, a 5-report pack is $20 ($4 per report), or $50 per month for unlimited searches.
Is there a subscription, and does it auto-renew?
The unlimited plan is billed monthly and there is no automatic renewal built into pay-per-search or 5-packs — those are one-time purchases. You're always in control of when and whether you pay for another search.
Will pricing change in the future?
Current pricing is intentionally low to encourage people to try the platform and search freely. As the product matures, pricing may be re-evaluated — but any changes would apply going forward, not retroactively. See our How It Works & Pricing page for the full breakdown.
What's in a Report
Data & Sources
What public records does a report include?
A typical dossier pulls from county permit databases, code enforcement records, clerk of court filings (liens, foreclosures, judgments), FEMA flood zone data, DBPR licensing and short-term rental registration, historical Sanborn fire insurance maps, and other public sources depending on the county.
Does Egret check for former drug labs?
Egret's reports draw on the DEA's National Clandestine Lab Registry where available. Florida has no state law requiring sellers to disclose a former drug lab, which is exactly why this kind of public-record check matters. Does Egret check the sex offender, predator, or career offender registries?

Does Egret show me a property's assessed or tax value?
No. Egret does not return assessed value, taxable value, just value, land value, building value, or tax bill amounts, in reports or anywhere else. This is a deliberate, permanent policy — Egret is a public-record research tool, not an automated valuation model, and these fields are stripped out before any report is generated.
Can I see a sample report before I pay for one?

Where Egret Works
Which Florida counties does Egret cover?
Egret currently covers Orange, Seminole, Osceola, Broward, Miami-Dade, and Hillsborough counties.
Will Egret expand to more counties?
Yes, additional Florida counties are on the roadmap. Coverage expands as each new county's public-record portals are integrated and tested.
What if I search an address outside a covered county?
Egret can only return data for counties it currently covers. If you're unsure whether your county is live, check the list above before running a search.
Accuracy & Limitations
What Egret Is — and Isn't
Is an Egret report a substitute for a home inspection or a title search?
No. Egret consolidates public records and interprets them for readability, but it does not replace a licensed home inspection, a title search, or professional legal or real estate advice. Think of it as a fast starting point for your own research, not a final word.
Is a report legal advice?
No. Egret Property Intelligence is not a law firm and does not provide legal counsel. Reports and articles are for general informational purposes. If you have specific legal questions about a property, consult a licensed Florida attorney.
Is a report guaranteed to catch everything about a property?
No public-record tool can guarantee completeness. Egret surfaces what's in the official public record at the time of the search, but records can be incomplete, delayed, or simply not filed with the source agency. A clean report reflects the public record, not a certainty about the property's condition or history.
What if I find an error in my report?

Is my payment information stored?
No. Payments are processed through Stripe, and Egret does not independently store your card or payment method.
Do I need to create an account to search?
Yes, a free account is required to run a search, which is also what makes your first search free and lets you access your report afterward.
